Planning, zoning boards approve all applications

Applications for variances and lot splits were approved Thursday by Marion County Planning Commission and Board of Zoning Appeals.

Prior to reviewing applications, the boards reorganized for 2005.

Eileen Sieger was re-elected as chairman of both the commission and zoning appeals board, and David Mueller was re-elected as vice chairman to both boards.

There are eight members on the planning commission. In addition to Sieger and Mueller, other members are Willis Ensz, Irvin Ediger, Mary Avery, Bob Maxwell, Glen Unrau, and Marquetta Eilerts.

Appeals board members are all planning commission members except for Eilerts.

This was the first meeting since the county formally adopted updated zoning regulations Dec. 6.

Variances and lot splits were approved by the respective boards.

County planning director David Brazil told the commission that lot splits could be reviewed and approved within his department but wanted the commission to review and approve as a formality.

He reminded the commission and applicants that approvals or denials by the planning commission were final. The applications would not be presented to Marion County Commission for final approval.

Applications approved were:

— a lot split of 5.66 acres on part of the southwest quarter of section 25, township 17, and range one, owned by Wendell Wedel.

— a variance of 40 acres to approximately 38 acres for rural residential property located near U.S.-77 and 170th owned by Tim Summervill.

— variances of 40 to 34 acres, and a side yard setback from 50 to 30 feet for Leslie Wedel located on part of the southwest quarter of section five, township 21, and section 1 in West Branch Township.

The variances will allow Wedel to construct a machinery storage building.

— variances for a 16-foot manufactured home to be used as a secondary residence, and the home tied down and skirted instead of attached to a permanent foundation.

The home will be placed on part of the southeast quarter of section 27, township 21, and range one, and owned by Arlie Schroeder.

Current zoning regulations requirements for manufactured homes are a minimum width of 22 feet on a permanent, concrete foundation.

— a variance for a side yard setback from 50 to 30 feet for a shop addition on part of the southeast quarter of section six, township 21, and range one, and owned by Dennis Schmidt.

— a variance for a side yard setback from eight feet to four feet for a screened-in porch at 5 Back Bay Court, Marion County Park & Lake. Richard Sardou represented owner Ida Maples.

— a variance for a back yard setback from 50 to 37 feet for a new addition to a home at 19 Echo Lane, Marion County Park & Lake. Owners Bill and Vicki Kaempfe presented the application.

The next meeting of the planning commission and board of zoning appeals will be 7:30 p.m. Feb. 24 in the courthouse.
